This website is operated by Estate-Vest (Pty) Ltd, registration number 2024/088720/07, a private company registered in South Africa with its registered office in Burgundy Estate, Cape Town.

Estate-Vest lets and sells property it owns. It does not act as an estate agent for third parties and does not give financial advice.

Selecting dates on this website submits a request. It does not reserve anything and it does not create a contract.

A booking exists only once Estate-Vest has approved the request in writing and the amount due has been received in full. Until then the dates remain available to other guests.

Estate-Vest may decline any request without giving reasons.

All prices are quoted in South African rand and include the nightly rate together with any cleaning fee shown at the time of the request. The total shown when you submit a request is the total we will hold you to, even if our rates change afterwards.

Once a request is approved you will receive a secure payment link. Payments are processed by Payfast; Estate-Vest does not see or store your card details.

Approved dates are held for a limited period stated in your approval. If payment is not received in that period the hold lapses and the dates are released.

The number of guests may not exceed the maximum stated for the property. Additional guests, including overnight visitors, require our prior agreement.

Our properties are inside managed complexes with their own conduct rules, including rules on noise, parking, pets and use of common areas. Those rules apply to you for the duration of your stay and are provided before arrival.

The property may not be used for any commercial purpose, event or party without written permission.

You are responsible for the property and its contents during your stay and for any loss or damage beyond fair wear and tear, whether caused by you or by anyone you allow onto the property.

Where a breakage deposit is taken it is refunded after check-out, less the cost of any damage or missing items.

The exact address, gate access and check-in instructions are provided once a booking is confirmed and paid.

Check-in and check-out times are stated on the property page. Earlier arrival or later departure may be possible by arrangement but cannot be assumed.

If we cannot make the property available for a confirmed booking, we will offer an alternative where we can and otherwise refund everything you have paid in full.

Beyond that refund, Estate-Vest is not liable for indirect or consequential loss, including travel costs, arising from a booking that cannot proceed.

Nothing in these terms limits any right you have under the Consumer Protection Act, 2008 or other South African law that cannot lawfully be excluded.

These terms are governed by the laws of the Republic of South Africa, and the courts of the Western Cape have jurisdiction over any dispute arising from them.
