Buy well. Renovate properly. Sell without hurry.

Flipping only looks easy from outside. The money is made on the day you buy, and it is lost by paying for someone else’s optimism. Here is how we actually do it.

Find it

We look for property priced below what the street supports — a deceased estate, a distressed sale, a flat nobody has photographed properly. The margin is made here, not at the end.

Run the numbers cold

Purchase, transfer duty, bond costs, levies while we hold it, the renovation, agent's commission on the way out. If it only works on the optimistic version, we do not buy it.

Renovate to hold value

Kitchens, bathrooms, floors and light. We finish to a standard that survives a valuation and a fussy buyer, not to a standard that photographs well and fails at the inspection.

Sell, or keep it

If the market gives us our number, we sell and recycle the capital. If it does not, the apartment goes into the letting portfolio and pays its way until it does.
